    Czech real-estate acquisition tax has been abolished.

    Rental income is taxed at the individual rate on the taxable base. Investors may also deduct tax depreciation of the property over its statutory lifetime, in addition to actual expenses or the 30% expense allowance.

    Sale after time test

    For investment property acquired from 1 Jan 2021, a 10-year ownership test can exempt the sale from Czech personal income tax. Earlier acquisitions can follow older rules.

    Annual real-estate tax is usually very small — roughly 0.01%–0.05% of the property's market value, depending on type, municipality and local coefficients.
